Owner's Representation
ABC bridges the gap between consultants, contractors and stakeholders for owners who don’t have the technical knowledge and/or administrative resources to communicate their project needs and requirements.
Working closely with the project’s stakeholders, an Owner’s Representative assists and guides the Designers, Contractors, and Owner through the entire building process. Aligning the owner’s priorities with the project team’s course of action results in a successful project, free of complications and headaches. Advocating for the owner and being their “eyes and ears,” the Owner’s Representative allows the Owner to worry less about the project and focus more on their day-to-day business.
PRE-CONSTRUCTION
ABC begins with a thorough pre-construction process, ensuring that your project will receive the attention to detail it deserves.
One of the most common misconceptions regarding construction is that once the Building Permit has been issued, the General Contractor/Construction Manager can commence construction. While a Building Permit is a key milestone for any construction project, it is a permit to build to code and life/safety requirements only. ABC strongly recommends that “Issued for Tender” drawings be prepared first, along with a detailed scope of work. Once the trades have provided their pricing and their professional input, fully detailed “Issued for Construction” drawings incorporate these elements before the first shovel goes in the ground. This will ensure a minimum of misunderstandings, missed opportunities, and costly extras going forward.
The ABC Pre-Construction process also involves drawing and specification review for constructibility, value engineering, and compatibility with the client’s goals and wishes. Our early involvement in the project, and our coordination with the consultants in planning and budgeting, eliminates any errors and overruns, and maximizes savings and efficiency. An equally thorough deficiency process follows all the way through the entire project.

CONSTRUCTION MANAGEMENT
A Construction Management contract typically gives the owner an option to begin a project before design documents are complete. As well, it increases design flexibility during the construction phase and controls the construction budget. Construction Management allows ABC to act as an Owner's Representative in order to monitor and supervise the entire project, from pre-construction through to project completion.
Acting as an in-house construction team, ABC will lead, facilitate, and coordinate the entire construction process on behalf of the client.

GENERAL CONTRACTING
ABC, through its partnership with Sun Capital Corporation Construction (SCC Construction), also provides full construction services in the more traditional General Contractor role. This would include preparation of a detailed estimate and tenders per the design drawings and specifications prepared by the Consultants. Then, SCC will review contract options - clients typically are provided with a choice of a fixed price or cost-plus contract to complete the project. As the General Contractor, SCC is responsible for delivering the entire project construction for the agreed upon price and on schedule, thus shifting construction cost risks from the client to the General Contractor.

PASSIVE HOUSE
In April and May 2015, Alex attended 2 weekend workshops on Passive House Design (https://www.passivehousecanada.com) in Calgary, Alberta and was introduced to a completely new and innovative way of building. He furthered his Passive House education and training in 2019 by completing the Passive House Tradespersons Course at the British Columbia Institute of Technology, and looks forward to executing Passive House buildings on behalf of his forward-looking clients.
