Port Royal

Port Royal Village is a 40-acre master planned community developed by Aragon Properties in the Queensborough area of New Westminster. The community is surrounded by the Fraser River’s North and South Arms.

Alex completed many individual projects as part of this community. Please see individual sections below.

Regatta

Completed in 2008, this project is located facing the Fraser River and consists of 51-suites, including a separate building with 5 townhomes over one level of parkade. The building is surrounded by extensive landscaping, including gazebos and an artist’s installation alluding to the Fraser River’s famous salmon.

Port Royal Park and Red Boat Park

Port Royal Park, adjacent to Salter Street, offers the Port Royal Community a large playing field, covered picnic area, children’s play structure, rose garden, a public washroom and a special 2010 Olympics Torch Relay Mosaic.

Red Boat Park, adjacent to Holly Ave, offers a small grass area and a children’s play structure.

The Dockyards

Completed in 2011, “The Dockyards” is a 129-unit, 4-story wood frame rental project with one level of parkade. It has a double height ceiling in the lobby and an expansive games / amenity room.

The building is surrounded by extensive landscaping, including an inner courtyard.

Foreshore Trail

Built on top of the Rip Rap dyke, the foreshore trail winds its way around Port Royal on three sides - east, south and west - and has a wide variety of plants and built up features including the look-out, providing views towards Annacis Island, Downtown New Westminster and the Port Mann Bridge.

Community Garden

Completed in 2011 as part of its development agreement with the City of New Westminster, Alex completed the Community Garden where community members at large can take over a small plot to grow their own vegetables and flowers.

Bridge

Completed in 2007, Alex managed the City of New Westminster-mandated Emergency Access Bridge as a means for emergency vehicles to access the Port Royal Community in case an emergency occurred while the train was running alongside Ewen Ave.

Civilworks and Streetscapes

During his 5 plus years at Aragon, Alex completed a significant portion of the services (sewer, water and storm), roads, sidewalks, and boulevard landscaping in the community. These included the ground improvement around and below the existing GVRD Sewer Forcemain running through the site, which involved the delicate and challenging process of placing layers of lightweight volcanic rock under the Forcemain. Once the underground work was complete, Alex also managed the completion of the Forcemain’s Monitoring Equipment and Radio Control Tower. as well as the Water Control Shed.

Salter Street from the bridge to the Holly Ave Intersection was completed in conjunction with Holly Ave, Furness Street, Jensen Street and Brookes Street, the back lanes in between and the footpath between the Phase 1 and 2 Single Family Homes. Also included were various details, such as the cast-in-place concrete crosswalks and the custom precast concrete stones with the “Port Royal” imprint.
